Belmont Park Village

the opportunity

Belmont Park Village transformed an under-utilized overflow parking lot serving Belmont Park Racetrack into Value Retail’s first U.S. experiential high-end retail destination. While expressing a mixed assemblage of the storied architectural vernacular of Long Island, this village is also pursuing a high level of sustainable impact. In addition to LEED Gold, Belmont Park Village achieved the first-of-its-kind rating of BREEAM Outstanding for retail construction, and is aiming to meet carbon reduction commitments through 2050 via CRREM and GRESB, two European standards.

Our Approach

The design team developed an immersive shopping experience rooted in a captivating story to draw clientele throughout the retail village. Building on the history of Belmont Park, which when built in 1905 was unprecedented for both its size and connection to transit, the team imagined an alternate history for the property in which a resort hotel was built on the site, eventually sparking further development of farms, estates, and a village commercial center. To express that vision cost-effectively while meeting sustainability targets, specialized decoration was applied to standardized base buildings grouped into typical building typologies. The plan is divided into zones with unique themes inspired by the context, materials, and forms of Long Island and the site’s imagined history. Working together as Design Architect and Architect of Record, respectively, JRDV and KSS implemented an internal team structure with defined roles and responsibilities to harness team knowledge and provide realistic, innovative, and cost-conscious solutions that successfully translate the design intent into a beautifully imagined and highly sustainable retail experience.
