the Opportunity
Located a half mile from the New Jersey Turnpike, Goethals Commerce Park is situated at the base of the Goethals Bridge with access to Staten Island and the five boroughs of New York City. What began as a three-building speculative campus transitioned into a one-building build-to-suit for a client who was drawn to the site for its ability to tie into the company’s existing infrastructure to support delivery in the tri-state area. The design emphasizes the southeast corner where the main entrance for both warehouse and office space is located.
Our Approach
The façade expresses the dichotomy between vertical and horizontal through materiality and scale. The corner is wrapped in a curtain wall at the base and an insulated metal panel on the upper portion of the building which is punctuated by clerestories to break up the façade. A feature wall peaks out from behind a perforated metal screen clad in a vertical pattern of orange, purple, and gray, displaying brand identity.
While the site boasts nearly 1,000 spaces for a variety of fleet vehicles, the client has committed to making its fleets carbon-neural by 2040. With this goal in mind, KSS encouraged this client to use this site as a precedent for future electric charging fleet hubs. As a result, the facility is designed to be fully converted to electric vehicle charging and 50 percent will be charged upon opening. A rooftop solar array will be added to help offset the load and contribute green energy to the grid for use by the local community.
