The Opportunity

Prologis and KSS worked together to plan and design Pulaski Distribution Center, a groundbreaking urban facility whose close proximity to Port Newark and a skilled workforce contributed to revitalizing the industrial heritage of Jersey City’s west side. Located on a superfund site on which various chemicals were found to be spontaneously combusting, the project also transformed a contaminated brownfield into a modern, LEED Certified industrial facility.

Our Approach

Through an approvals process, the team demonstrated to city representatives the environmental and economic benefits of the redevelopment. This included diagramming non-intrusive truck routes, explaining the nature of high cube warehousing, and outlining a plan to close and convert the landfill into a thriving industrial site. Upon approval from the city, the design team facilitated an extensive remediation process to ready the site for the construction of a nearly 900,000-square-foot distribution center. 

The building is located beneath the Pulaski Bridge which connects the New York City boroughs of Brooklyn and Queens. The cross-docked facility was built-to-suit for two tenants—Peapod e-commerce (a freezer food processing facility) and Imperial Bag & Paper—who sought to take advantage of this strategic location within the NYC metro region. Over half of the building was purpose-built to serve the public as a food processing and freezer/cooler distribution hub that meets the Department of Health standards. KSS also utilized a ground improvement system called Controlled Modulus Columns for the first time in the United States. KSS wrote the specification standard to ensure the highest level of performance and flexibility for the system.
