The Opportunity
Russo Development, in collaboration with Onyx Equities, is transforming a former Novartis property to meet the region’s growing demand for advanced cold storage and logistics capacity.
Our Approach
Working closely with RealCold, KSS designed a high-performance freezer facility tailored to its operational needs. A robotic automated storage and retrieval system supports flexible freezer rooms with narrow-aisle racking. An adjacent 40-foot-clear ambient storage area is designed to accommodate future logistics or light industrial tenants.
The architecture brings these distinct uses together through a unified design language. Monumental two-story office zones, articulated concrete walls, expansive glazing, and a warm, consistent color palette create a refined identity across the building while responding to the township’s design standards. The project is under construction and scheduled for completion in Fall 2026.
