Vermella East Brunswick — Phase 2

The Opportunity

As part of the larger Vermella East Brunswick masterplan, this new residential building will expand a mixed-scale neighborhood vision to include the previously completed Building A, a series of smaller townhomes, and a new park interwoven between these elements. Drawing on Russo Development’s Vermella brand identity, this project will add to this emerging community, creating continuity across the development and reinforcing a more intimate, residential experience.

Our Approach

The design will address the challenge of a large building mass by breaking down its scale and establishing a clearer relationship to the surrounding area. Using the site’s sloping topography as a catalyst, KSS Architects will develop a cascading form and material palette that will visually step the building and create the appearance of a townhouse-like series of volumes rather than a monolithic block. Key façades are composed in a way to engage the new park and adjacent townhomes , while also creating a connection with Building A, maintaining cohesion across the masterplan. KSS will guide an iterative design process, testing façade composition, rhythm, and material transitions to align brand consistency with a more welcoming, human-scale presence. By prioritizing the publicly-visible elevations the final design will help unify the broader development and reinforce an integrated neighborhood identity for Vermella East Brunswick.
